Maybe It’s Time to Stop Overlooking the Condo
For years, buying a single-family home has been treated like the ultimate real estate goal. You buy the house, get the yard, inherit the lawn mower, and spend your Saturday morning wondering why the gutter is making that noise.
But in today’s Norfolk County real estate market, it might be time to give condos a little more credit.
Especially right now.
Home prices throughout Norfolk County remain high. In July, the median sale price across the county was around $783,000, and despite inventory increasing compared with last year, the market still had only about 1.9 months of supply. More than half of homes sold above their asking price.
Translation? Buyers have more choices than they did a year ago, but this is hardly a market overflowing with affordable single-family homes.
And that’s exactly where condos get interesting.
Your First Home Doesn’t Have to Be Your Forever Home
If you’re a first-time buyer, it’s easy to feel like you need to jump straight into the house with three bedrooms, a yard, a garage, and enough space for the next 15 years.
You don’t.
Sometimes the smartest first purchase is simply the one that gets you started.
A condo can give you an opportunity to stop renting, own something of your own, and begin building equity. Instead of waiting years to save enough for the single-family home you eventually want, a condo may become the stepping stone that helps you get there.
Buy. Build equity. Grow into your next move.
Real estate doesn’t have to be one giant leap.
Less House Can Mean More Life
There is also something very appealing about owning your home without owning quite so many chores.
Depending on the association, condo ownership can mean less responsibility for things like landscaping, snow removal, exterior maintenance, roofing, and other projects that come with owning a single-family home.
That matters whether you’re 28 or 68.
Maybe you’re a first-time buyer who would rather spend Saturday with friends than cleaning gutters. Maybe you travel frequently. Maybe you’re downsizing after decades of maintaining a larger home and are officially DONE shoveling snow.
We understand.
Condo living can give you the benefits of homeownership with a different level of responsibility.
And Then There Are the Amenities…
This is where some condo communities really start showing off.
Pools. Fitness centers. Clubhouses. Outdoor gathering spaces. Garage parking. Elevators. Walking trails. Pet-friendly spaces.
Amenities vary tremendously from community to community, but the right condo can give you access to features you might never have—or want to personally maintain—in a single-family home.
That backyard pool sounds fantastic until you remember someone has to take care of it.
Location, Location…and Commuter Rail
Condos also tend to pop up in locations where single-family options can be harder to find at approachable price points.
That can mean being closer to town centers, restaurants, shops, commuter rail stations, highways, and everything you actually use during the week.
Around Canton and throughout Norfolk County, that convenience can be a huge selling point.
Instead of stretching your budget just to say you bought a single-family home, you may find that a condo gives you a better location, updated finishes, useful amenities, and a lifestyle that fits the way you actually live.
Condos Aren’t Just for First-Time Buyers Either
We talk about condos as a stepping stone for first-time buyers, but they can be equally valuable on the other end of the homeownership journey.
If you’ve lived in your house for 20, 30, or 40 years, you may love your home but be completely over everything that comes with maintaining it.
The yard. The snow. The roof. The furnace. The rooms nobody uses anymore.
Selling a larger home and moving into the right condo can give you a chance to simplify without giving up homeownership altogether.
You still have your own space. You can still build equity. But you may gain something even more valuable: time.
Of Course, Not Every Condo Is the Right Condo
This is important.
When you buy a condo, you aren’t evaluating only the unit itself. You also need to understand the condo association.
What does the monthly fee cover? How healthy are the reserves? Are there upcoming assessments? What maintenance is the association responsible for? Are there rental restrictions? Pet restrictions? What major projects have been completed—or are coming?
Those questions matter.
A gorgeous kitchen can get your attention. A well-run association should help you feel confident about actually buying.
So…Should You Consider One?
If you’ve been searching for a home and automatically clicking the “single-family” filter, maybe take it off for a minute.
You might be surprised by what opens up.
A condo could be your first step into homeownership. It could be your move out of a house that has become too much work. Or it could simply give you the location, amenities, and lifestyle you want without paying for space you don’t need.
And right now, we have quite a few condo opportunities on the market and getting ready to come to market throughout the area.
So maybe this is your sign to stop scrolling past them.
